Manufactured home title was never transferred. What do I do now?

Purchased a manufactured home on land in Georgia with a 15 yr mortgage back in '04. Just finished paying off loan. Got cancellation of security deed papers from mortgagor. Went to get original title at DMV but found out title is still in old owners name and they said they can't release it. Obviously, it was never transferred, unbeknownst to me. Unable to locate old owner. My mortgage company said there's nothing they can do without original title. I was not told at the original closing about having to transfer title. I figured that was the mortgagor's responsibility to do so. Now I can't sell without it. Am I SOL?

Was there a title company involved in the purchase? Or, perhaps, an escrow company? If so, contact them.
 
In most of the states there will be a department of motor vehicles, you will have to get in touch with them regarding mobile home titles. You will have to go with ordering a duplicate title.
