What is the name of your state (only U.S. law)? Missouri

We had a verbal agreement with a property owner to buy a piece of land that butts up to our existing yard. We (husband and I) decided to get a survey first because it looked like the home on the other side may have a drain field encroachment. Turns out there is an encroachment. The house on the other side was under contract and set to close when the buyers went out to take a final look before closing and saw our survey markers. Needless to say, the sale of the house didn't happen when it was scheduled, and the current owner of the house went behind our backs and worked a deal with the landowner. We paid for the survey and didn't even get the opportunity to buy the property. Can we put a mechanic's lien on the land? To top it all off, the home owner and land owner are related, and they both new they were selling properties with encroachment issues.

Your verbal agreement means nothing being it's purchase for value over $500. No you can not not put Mechanic Lien on the house/property being that you didn't do any work for which you were not compensated.
