We live in western New York, and purchased our house fifteen years ago. A few years after we bought the house we began receiving annual $15 checks in the mail from National Fuel for storing gas on our 34 acres of property. We looked into this and found that the mineral rights to our property belong to a previous owner of the house. The property has changed hands a few times since it was built in the 1970's. Recently, US Energy has offered to put a gas well on our property, but after researching, concluded that we could not accept since we do not have the mineral rights. Is there anything we can do? We will have to disclose this when we sell the house in a few years, and I think it will negatively impact any sale.
