Hi,

I may get a gift of a few acres from a relative. Can someone please tell me what would be the minimum requirement to get this done? There is no need for a title search. I know I would need a surveyor. Would I need to get a lawyer to draw up my deed and modify the deed for the land that will remain in my relative's name? Do I need to get a title company involved? I am just looking for the minimum that we can do. Thank you in advance for any advice.

the absolute minimum is:

the grantor creates a deed transferring the land they choose to give to you, to you.

That is the absolute minimum.

You don't "alter" deeds.

It would be a great idea to survey the land in the description. Title insurance: up to you.

If your state or local area has any requirements, you would need to follow those.

I would look into tax consequences for the gift.
