-My mother put her single family home in her name and the names of all three of us adult children over 10 years ago.
-It is listed as Joint Tenancy.
-There is no mortgage on the property.
-About 5 years ago our mother passed away.
-A month or so later one of my sisters had an attorney prepare a Quit Claim Deed giving me her 1/3rd interest in the property.
-My other sister started a Partition Action and eventually we agreed that I would sell my interest of the property to her.
-My sister never purchased my portion of the property.
-The property taxes are delinquent.
-The county will likely sell the property in May 2017.
-If there is an outside bidder, would my sister and I split the proceeds, if there are any, after the property taxes are paid?
-My sister owes me money, may I place a lien on the property?
-If I were to place a lien on the property, would my lien be a superior lien before she would get her 1/3 and me my 2/3?
-if there is no outside bidder, do counties try to sell the property by some other means?
