I happened to see your comment in another section. You assumed (wrongly) that I was ducking your query. I just never saw it.

No, minors can't hold title to property in Indiana. See C 30-2-8.5 Chapter 8.5. Indiana Uniform Transfers to Minors Act. Minors cannot hold title to real estate in Indiana. It has to be placed in a trust, with an adult trustee, who holds the property on behalf of the minor until he or she becomes an adult. Nor can a minor transfer property either, by the way.

This is a uniform law that most states have adopted. Wouldn't be suprised if your home state of Missouri has the same law. But then again, you've demonstrated that while you are very knowledgable about the law in many areas, real estate law is not your area. You, after all, did say an unrecorded deed doesn't transfer title and that an unrecorded mortgage is not a lien.
