I sell my properties in Texas on deed of trust.

When I try to forclose some people file Bankrupcy, even though they never complete it is very costly to get my property back.

Can I include a clause in my Deed of Trust that says the buyer will waive their automatic stay for the property if they file Bankrupcy.

Yes you can but such a clause would be unenforceable since it would be contrary to State and/Federal BK Laws.
