In california the new requirements for the 3 days notice provide an option for mailing in payment after the 3 days notice is issued. It saids
"if the address does not allow for personal delivery, then it shall be conclusively presumed that upon the mailing of any rent or notice to the owner by the tenant to the name and address provided, the notice or rent is deemed recieved by the owner on the posted, if the tenant can show proff of mailing to the name and address provided by the owner)"
My question is if the tenant send particial payment does that mean that the owner accepted particial payment and he would have to give another 3 days notice for the rest.
