What is the name of your state (only U.S. law)? Arizona

Can a landlord/property management company legally charge a tenant to perform a move-out inspection?
In reading through my lease agreement there is a $150 deduction from my security deposit at move-out just to perform the inspesction.

Upon confronting the leasing agent, he said it is because the take video to properly document everything...Is this legal?

On another note...would it be legal/appropriate for me to charge a $150 fee to perform the move-in inspection?

check your states laws to see if security deposit funds are limited to physical damage only , if It was me I think I would want to end up arguing it in court if they held it from my deposit especially if I left the unit in very clean condition and no damage other than normal wear and tear. The cost of taking photos or video including the time to do it to most landlords is just a part of the cost of doing business besides those kinds of records being what they would use to prove damage over and above normal wear and tear Just because the lease says includes that item it doesn't mean a court is going to agree with them since they still would have to show how they were harmed to fairly keep money from deposits , SO I would tell you to do your own video or still shot photographs , ( get the stills printed ) and do a written explanation of what each pic is supposed to be showing, like say scratch to the left of kitchen sink on the counter top those kinds of details or if a video with sound then narrate it and make extra copies of every thing and store them in safe place like a bank box off premise, then when its time to move use a self storage unit for a month or so just before moving so you can empty out and clean and empty and clean and clean and clean so every thing is done from A to Z and take so called exit pictures of how clean you left it and pics of the same so called wear and tear items you noted in the beginning and any new wear and tear and then if they charged you that fee and you wanted to chance the courts would agree with you that the LL / Property management firm has held money unfairly then use small claims and let the court decide.
