What is the name of your state (only U.S. law)? DE

I rent a lot in a mobile home park and my lease is going to expire November 30. I had hoped to be able to buy a house and move prior to that, but I had to use the money I had saved to dispose of the home to buy a new water heater (and was I ever hot about that ). I sent a letter to the park management asking them if I could rent month to month or do a six month lease rather than a five YEAR one. They didn't go for that idea, but they will take my letter as my 60 day notice if I notify them within 7 days that is my intent. I really wanted a house and I didn't want to be rushed in purchasing it, but my desire to get out of here is greater. So I'm going to try to purchase another mobile and some land. I can move out by 11/30, but I won't have the funds to move the home. I'm going to try my best to get rid of it by other means, but I'd like to know what the consequences are if I abandon it before I commit myself to moving just in case that ends up happening. I can't get anything from the Delaware laws other than if you're evicted and can't move the home, the landlord can move it and has to store it for 30 days after which they can do anything they want with it. I can't find anything in the lease either.

I would imagine they would have to take you to court and win a judgement and later follow your states laws for abandoned property. IS there any possible way to sell it ? or give it away if your willing to abandon it ? IF your willing to give it away perhaps local newspaper /shopper ads are the best bet if your ad is clear that it is free but must be moved. Have you spoken to the park management about just giving them the title ?

I'm definitely going to try to give it away if I can't trade it in. I'm just concerned no one will want it. I did find something in the lease about personal property being left behind which states they have to hold it for 7 days then they can do whatever they want with it (standard landlord-tenant code). I don't see a point in asking the management for anything since their answer always seems to be "no". Plus it complicates matters that I don't have the title. When I paid it off the bank said they'd send it to me, but all I got was a letter releasing their interest in the property.

De how old is the unit ? Is the homes condition up to the parks standards ? ( I know some parks here have required new siding , new windows, new skirting ) IF the home is okay as it is regarding the parks rules then if nothing else put up notices ( church bulletin boards and announcemnt bulletins,) Free ads for things given away free, I would imagine there is someone some where in your area who is in need of housing and would be happy to have it , its just a matter of finding them. BTW that letter the bank sent can be taken to your county recorders desk to get your title changed. You should do that ASAP before it becomes lost in the shuffle of moving.
