Hello, my LL and I have come to a mutual agreement to let me out of a lease contract. Is there something that I should have the LL sign, or put something on the check so something doesnt come up down the road. If so, what should I get form wise or put on the final check I'm giving to him.

The LL is currently searching for another person to rent out the place...

Is the LL letting you out of your lease without any further liability? Or are there conditions? Or did you negotiate a settlement?

Whatever agreement the two of you have come to, should be put in writing and signed by both parties.

The LL has the legal right to hold you liable for the rent until a new tenant is found, as well as any costs that he may incur due to your breach - such as advertising costs, etc. The LL must attempt to find a replacement tenant, but if one cannot be found, you can be on the hook for the rent.

If you do not have a lease termination in writing, the LL can come back and sue you (and win) for the above mentioned costs.

Myself and the roommates have come to a settlement, just wasnt sure if he was bound to an oral agreement. Or if I could put something on the check as in a final payment memo.

Oral agreements are worth the paper that they are written on - get your termination in writing - not a notation on a check.

Sure, if it is truly the final payment of your agreement. However, the LL can refuse the check (or to cash the check) if he does not agree to whatever you write in the memo.
