my landlord is very strange. i've been his tenant for 3yrs. never late on rent. i did sign a 6 mos lease 6/97. after the 6mos lease it became month to month. today 6/20/00 i get a certified letter stating he is giving me 30days to vacate. giving no reason. what are my rights? i am not prepared to move nor do i have the $ to move. again i've done nothing wrong. always pay rent & keep the duplex & yard in great condition. please help.

I'm afraid you don't have any rights. A month to month tenancy can be terminated on 30 days notice by either party for any reason. The only way you could fight it is if the termination was retaliatory. Talk to L and ask why and if you can work something out. Maybe L wants to live there, or wants more rent.
