My landlord thinks he could do what he wants!!!! help!

He called me last week telling me that he is putting the house for sell, "don’t you worry I will sell it to an investor you will be able to rent from the buyer".
2 days ago he called me to see if I could make a copy of my keys so he could show to people my house without me being inside my house. (my lease does not state that he could enter the property at any time with no emergency) I told him no.
Today with an appointment his broker came to take pictures of my house to put on a newspaper.... (at around 10 am)
at around 3 pm my landlord showed up with no warning (no call, nothing) to inspect the house because his broker told him about some small staff that need it to get fix. he then said to me " you guys have to maintain the house clean when people came to see it" (my house was clean, because I clean all weekend, believe me)
Is this legal? coudl I do something about it?? Coudl he came when he wants with no warning?

Of course he can inspect HIS property! He may have to give you reasonable notice for a internal inspection, but he certainly is within his legal rights to have access. Google tenant/LL las for your state and they will give you the reasonable access guidelines. He may also show the property with or without you being home...again with reasonable notice. 12 to 24 hours notice is what MOST states consider reasonable.

I know he has the right to inspect, but he did not gave me a notice, he just showed up.....

Than you have the right to refuse entry. Send him a letter CRR stating you require reasonable notice per your states LL/T laws to gain access. Once he has done so, you would be more than happy to let him enter. If he happens to show up and forces his way in, you have a right to call the police and report a break-in. He can have his own conversation with the police.
There is NO state law that requires you to keep a "neat & tidy" dwelling for showing. You do NOT have to clean at all to benefit him. Tell him to pound sand.

Yes, show the perspective LL what a slob you can be. Show him or her yourugliest side and see how long you will be allowed to stay once the unit is purchased.

If you like the home you are living in and don't want to move anytime soon, It is in your best interest to appear to be a reasonable clean tenant who takes pride in the home she lives in. Show your worst side and there will be no renewal in the future

I have 0 intentions of renting from him again.... for various reason that I believe they are illegal:
1. almost 2 years ago, I called him up because our stove was broken, the landlord send his father to fix the problem (a 80 year old men) they poor men said that fixed it, but 2 days later was not working again. I called them again and the same story... I believed I called him around 3 times and it never got fix... out of the 4 burners one does not work and another one works when it wants (the 2 big ones).
2 when my dryer broke last year, first he send his dad, who could not fixed my dryer, then he came himself and he could not fixed it, finally he brought us a used one which broke a week ago (I have to call this guy once more)
3. the garbage disposal never work and his dad tried to fix it , and of course worked for 2 days...

All this appliances that he has inside the house are from 1970's or older and he refuses to change them.... I am pretty sick of this guy, now he wants to sell and he is putting excuses to avoid giving me my 2 months deposits ($2700.00) when I fixed myself the kitchen walls (because wall paper was falling apart by itself and the living floors because the carpet was incredible old... he is aware of all this)

I only want to live these two last month in peace with no worries about someone showing up with no notice to my door.....

I have live in this place for 4 years almost. before someone else used to owned the hpouse and he bought it as an investment (that is why I was able to stay) he does not know in what conditions he bought the house

Clean is not a binary thing. My house this minute would certain qualify as "clean", but I wouldn't have guests over without a quick straightening up.

Don't assume they are a slob, clean to you is certainly different than clean to everyone else. The LL may think the rental unit is a mess if there is a sock on the floor, or there are dishes in the sink when the rest of the unit is tidy.

It is in your best interest to appear to be a reasonable clean tenant who takes pride in the home she lives in.
That is ALL they need to do, show their reasonable side...

It is his prerogative to sell. He does not owe you an explanation nor does he need your consent.
Should your landlord sell his property your deposit will be turned over to the new owner and it is he or she that you have to approach. Think about how pleased the new owner will be to grant you allowances after you inconvenience the purchasing process.

The advisors mean the future landlord, the buyer. Not your current landlord.
I wont rent from either the old or new owner... besides we live in Miami now a days win the lottery is easier than selling a house (the landlord is already trying to sell 3 property with no luck, and no one will rent neither) so, most likely he wont sell it in 2 months (I know people trying to sell their property for a year already and they cant)
For those who talk because the air is free... my house is clean, it may not shine by Fridays because I have a busy life and I only clean weekends. but it is clean, but I don’t know what my landlord pretends... this was not in my lease, I wont clean (if it out of my schedule) because he wants to sell... sorry.... but he should of being a better landlord maybe....
Regarding of starting looking for a place wont be difficult since nobody can sell everyone is renting…. Plenty of places to look at.
I have never being late in 4 years, never gave him a problem…. I have a good and clean record (my credit score is high)
