Well when you say your name is on the property, do you mean you inherited the property or did you and your siblings purchase the property? It may not make a difference either way, I'm just trying to understand the circumanstances by which this arrangement came to be.

My father signed the property over to us three.

Your father made a deed and had it recorded that transferred ownership to the 3 of you? And then you 3 leased it to him? Or the deed specified that he retained a life estate?

Once a gift is completed, the donor does not get to play the "I'm taking it back" card.
