Let me give the situation, then ask the questions. My husband and I own a house in NC. We lived in it, but he is in the military, and due to change of station, we had to move. The market was such that we were forced to rent rather than sell. Hired a property manager, she got tenants in Sept 13th. Said they had 2 kids and 2 dogs, that was ok. She had to call every month to get the rent paid (late). Then they stopped paying all together. Had to get a monetary judgment to get January's rent. Eviction papers were filed, they were to pay all back monies and set up a payment plan or be out by the 15th of Feb. The sheriff had to come Feb 28th to evict. Ms. Tenant was getting no help from hubby Tenant. A lot of her stuff was still in the house, as well as 4! dogs in the yard. As of March 6th, stuff still in house, but property manager had locks changed on the 1st of March. My questions are: Is there anyway I can get the rent that they owe from February? Can I charge them storage fees from March 1 until their stuff is out? Can I charge them partial (since I didn't feed them) boarding fees on the animals, which were more than were allowed in the rental agreement? Since they signed a year lease that had the rental amount right there on it, can I sue them for the months or partial months that the house is untenanted during that year?
