I'm hoping that you can help me. I live in Florida (palm beach county) and moved into an apartment complex last week. They did a poor job turning over the unit and the carpet had not been steam cleaned and there were stains and a nasty dog smell in the carpet. After it had been steam cleaned, some of the stains and the odor remained. The last tenant had a dog and a large portion of the carpet (apprx 10 feet in diameter) is stained and has that "wet dog" odor. My leasing office has told me that they will patch a couple of the stained areas, but did not want to discuss the option of replacing the carpet and from what I am told - rarely replace carpet in the units. The complex is only 3 years old.
I would appreciate if you could please tell me what my legal rights are as far as expecting the carpet to be clean and free from pet odor. I really don't have the time or money to move out and start this process again.

The carpet should not have any pet odor. I believe it is not the carpet so much as the padding. You should demand that the carpet be replaced. Who the heck cares if the leasing company rarely replaces carpets in the units. If the units need carpet replacement then that is what should be done.
