What is the name of your state (only U.S. law)? Rhode Island

My 2nd floor tenant has a washing machine. How do I legally get them to get rid of it. It has leaked numerous times. Finally the last straw was the entire ceiling on 1st floor to collapse due to their negligence. I have asked them to get rid of it, resell it. They said they will not. They won't use it, so they say. I'm sure they will use it when no one is home. How can I get them to get it off my property!! Is eviction the only way?

Given all the time and all the damage and all the warnings, yes, eviction is the only way if you want them and the washer out before the lease expires.

If your lease did not forbid tenant owned laundry machines then I gotta ask is there regular laundry hook ups or not ? if they are using faucet connecter at the bathroom sink or kitchen sink then id suggest you first bill them for the damage via certified mail and in the bill if they had paid a deposit to tell them the deposit is now depleted and what they owe you to replenish the deposit funds and pay for the repairs, and if you live there too then go get a post office box or install a locking mail box for your own use. Then send your repair bill that gives them X amount of days to pay to them via certified mail. IF they wont pick up their mail then it will be returned to you , re send via confirmed mail delivery but do it two times a few days apart so that way even if they tried to claim in court you did not send them a bill to pay you would be able to show a court that you sent billing notice twice on different dates via confirmed mail delivery and offer to the court your postal confirmed mail delivery receipts and tracking printout. WHEN they don't pay it then go to the clerk of the court and file for a eviction hearing based on breach of lease by damaging the property and refusing to pay for the damage they did. DO not settle for anything less than full payment if you want them gone. ( full payment includes your court cost too) and if your rental unit had regular faucets in the wall to screw clothes washer supply hoses onto remove them as soon as you are able and write into leases that tenant cannot have clothes washer up there so that way future tenants will not see a connection point that would tempt them nor will they think that oh `hey the lease doesn't say anything about clothes washer so lets go get a rollup model and connect it to the kitchen sink`
