Hello Everyone:
DH and I purchased a home on 4 acres in CT. We have 600 feet of wooded frontage on one side. The property on that side terminates in front of a neighbor's house but not in front of his driveway or access to his property; his house faces the other direction and is down the hill that is his back yard a piece. However, there is a small "carved out" portion of the woods at the property line that is part of our property. This small area is cleared and has gravel down. We have no idea if the previous owners of our property created or maintained this. However, we do know that they did allow our neighbor's guests to park in this area from time to time. This has continued since we purchased the property. It doesn't happen often, maybe once or twice a month, if that and in theory we don't mind either. However, we are wondering about 1) our liability if someone gets creamed pulling out onto the road from here and 2) adverse possession 3) and what do we need to do to protect from adverse protection.
We do plan to talk to the neighbor about it but would love some legal thoughts or comments before we do.
