What is the name of your state? Ohio

My neighbor built his fence on my property - 18 inches - without getting a survey. I subsequently got a survey showing the facts above, and he refuses to move it -- cost too much he says. Outside of taking him to court, any thoughts on how I might proceed? Seems like I could just cut it down, since it's on my property.
 


If you have a survey that shows the fence is on your property then send him a certified letter that says move it or I will cut it down and charge you for the expense or move it and charge him for the expense of having it moved. Depending of course how big the yard is that he is taking and property value you could also sell him the land that he has encroached on. I of course wouldnt' want to sell off my property but that is another option. Did he build it himself of did he have a company come out and build it? In some states you must have a current survey to build a fence. In VA Beach I don't know if it is city law or ordinance but it is required to have a survey before building a fence. I ask about the company because if they didn't follow state/local laws they can be made to move the fence at the cost of the company. Look into it.
