irvington, ny. if a previos landlord has died, and there is now a new landlord, does the new landlord have to comply with existing leases, or can all leases be re-negoiated?

Well that is up to YOU....

The landlord/new owner MUST honor all signed leases till they expire...PERIOD!

That is the law in all 50 states.....

BUT you can sign a new lease if you want and that lease will cancel the old lease.

the landlord cannot force you to sign a lease or raise the rent, or add the utilities nothing until the lease ends, and then a landlord MUST give you a 30 day notice to vacate or change the terms so you will have time to make a decesion to pay it or move.

My response:

You know, you keep asking the same damn question, and you've been answered already by about 4 different people. The answers have been, basically, the same. But, you keep coming back.

If you have a "comprehension" problem, you've got more problems than dealing with these new properties, my friend.

Have you even bothered to see a local attorney about these matters, or are you looking to "save" the lousy $150.00 for a consultation?

Like I said, you don't know what you're doing, and you really should seriously consider selling these properties because you're a big-time lawsuit waiting to happen.

no i have not spoken to the lawyer in ny - we have not relocated there yet. no i am not trying to get away with paying any one their fees - i was just looking thru the net a found your site - but it will be the last time i or anyone i am associated with refers to it. i do not have a comprehension proplem - just a problem with rude, unprofessional people who advertise free legal advice then make accusations about me doing it. So you "i am always liable" can kiss my ass!

attention halket: you're the stupid one because your websites instructions specifically state to "type in lower case letters". maybe you should re-read your training manual.

as for me using the first curse word - DON'T THINK SO BUD. go back and look at "i am always liable" response to me using "damn". where i am from that is considered a curse word - maybe you use it so often it as become part of your regular vocabulary.

i know simple and complex business principles mr senior member - all i wanted was an answer to a simple lease issue question and located your website for free advice and thought - why not ask them this simple question - i was expecting a yes or no reply, not to be harrassed by you and "i am always liable".

you might have been trained in the legalities of real estate law, but you guys there have no manners or no idea how to act professionally - no wonder you work behind a computer screen.

Response: This is not 'my' site. The instructions don't say to ignore common grammatical use of English.. just that posts should NOT be in all caps.

Response: If you believe the use of the word 'damn' is considered cursing, you really need to review your English. 'Damn' is no longer considered a curse word, and is pretty much considered a 'common' word. And if you think that is bad, sell your TV. There are MUCH worse words being used 'on the air'.... and even in New Yuk City... as in NYPD BLUE!
Personally, I think you tried to come up with this as an excuse to support your making an error.... and it doesn't work. Simply, you screwed up (oh, oh... you might consider that a curse word, sorry) and couldn't come up with a reasonable explanation.

Response: If you would take the time to re-read my posts (and IAAL's), you will easily see that they were NOT harassment... until YOU kept just asking the same question over and over. That is when we (or at least I) got frustrated with your inability to understand what was delivered as 'help'. You then abused those trying to help you in your response. Sort of like our pulling over to the side of the road to help you, and then your getting into a
fight with me/us. Simply, you were the aggressor her.
