What is the name of your state (only U.S. law)? wv

My mother signed a lease with a lady last Thursday week ago. We were getting ready to talk with her about the "good faith" money down and add it to the lease. She said she would just come down Sunday after church and pay the deposit and the rent. That sounded great so we just left it as a verbal agreement.
She did not show up nor call Sunday after we waited all day thinking she must have meant Sunday evening services. I called and left word for her to call us about 5pm that day. We never did hear from her but the next day she sent an email saying her child was ill.
We called and sent an email stating we needed a clbk so we could wrap the lease up but she now just keeps sending emails saying anytime, then never calls to schedule the time.
Bottom line, we don't want her as a renter now.
Any ideas?

Well you might not need to worry about that if she isn't even showing up to complete the transaction. If your lease stated a *deposit* upfront and first months' rent and she hasn't complied then the lease isn't complete from a financial perspective.

Technically if it was signed with a receipt of payments then you may have a case against you.
if both parties though agree that this isn't going to work and you both mutually recind the contract then no harm no foul.
