What is the name of your state? TX

we have a new tenant - moved in in mid-november, gave $100 deposit, has paid nov. rent but none since. now sent partial payment for dec. rent, and wants to continue to pay 1/2 rent every week until caught up. if i allow this, am i implicitly altering and invalidating the lease agreement?

**A: no, but to protect yourself send a certified rrr letter stating so and demand that T sign the agreed upon payment schedule and any default on such schedule will trigger immediate UD action.
