No Anchor Store

I am a small business owner in Arizona. We bought our business in 2004 and our one and only anchor store left 3 months later. The old anchor store was in a lease agreement so is still continuing to pay their lease to the landlord. Because of the missing anchor, the rest of the tenants in our plaza are suffering including our own. We have lost all of our walk in traffic. Most of them have had to declare bankruptcy and leave their shops. The landlord has not made many efforts to fill the anchor spot because he still is getting paid a lease every month. Is there a way that we can pressure our landlord into finding an anchor tenant so that we do not have to declare bankruptcy and close our doors?

We have also been trying to sell our shop for the past 6 months and are not happy with out broker. She hasnt done anything to help out shop sell. Is there anyway we can get out of contract with her due to her inability to do her job? We havent had one interested buyer and our business is beautiful and couldbe a real asset.

Any advice?

Wrong forum. But I would ask her to terminate the contract. Failing that, memorialize any problems and complaints you have with her/her service, and go to her supervisor. Failing that, threaten a suit for declaratory judgment if you can substantiate her incompetence.
