WE ARE RENTING A COMMERCIAL BUILDING AND HAVE NOT RECEIVED RENT FROM HIM FOR 4 MONTHS NOW. WE ARE WONDERING IF THERE IS ONLY A ORAL LEASE IF WE CAN EVICT HIM? THE ORAL LEASE JUST SAID YOU CAN RENT THE BUILDING FOR A CERTAIN AMOUNT A MONTH. WE HAVE GIVEN 3 NOTICES OF EVICTION IF RENT IS NOT PAID IN WRITTING SINCE NOVEMBER OF 1999. EVERYTIME HE RECEIVES A LETTER HE SAYS THE MONEY WILL BE HERE BY THE END OF THE WEEK. WHAT ARE OUR LEGAL RIGHTS AS THE LANDLORDS TO EVICT. AND DO WE STILL HAVE TO GIVE A NOTICE AND A CERTAIN AMOUNT OF TIME OR CAN WE LOCK THE DOORS AND NOT LET HIM IN ANYMORE. WE LIVE IN TEXAS.
