I moved in New Jersey, without a lease about a year ago. I am a carpet installer so I installed carpet and vinyl tiles that were desperately needed at no charge to the landlord. When I moved in there was furniture from the landlords mother everywhere including a piano which was left to me to move. I made a deal with the landlord that I would do all the painting and carpet at no charge to him as long as my rent would never be raised. He agreed not in wrighting just a gentlemans agreement. The people upstairs moved out and a realitor told him that it is worth a lot more. Now he is trying to raise my rent to. I asked him about it and he said that it is his house and he is going back on his word stating that I haven't done my part because I didn't shovel when it snowed. When I told him that I thought it was his job he told me to look elsewhere. Now I will be out a lot of money if I have to move. How long can I stay here before he can kick me out and is there any way I can get compensated for all the work I have done? Also the lanlord is a recovering alcoholic and Ive heard he can be nasty a times which he was. I haven't had a problem in 13 months but all of a sudden I have a big one. please help

NEVER NEVER NEVER spend YOUR money on the landlords house.

And if you do get it in writing! GEEZZZZZZ

Your landlord is a drunk....that should have been a hint that he is a loser, and will screw you in a minute..

Now you found out, so he can evict you or raise the rent with a 30 day notice, if he gives it to you today, you have to be out or pay the higheer rent on March 1st.

SO you will learn a lesson the hard way ...never live without a lease!

yes but i still have an unanswerd question. Dont I have 3 months before he can kick me out in New Jersey? And if he does kick me out can I put the rent money in an escroll account due to loss of money and hard work. I mean, he basically waited for me to do all the work and now he wants me out so he can get more money for the place because of the work that i have done. Can I wait for a judge to make a decision? If so what do you think he'll do?

NO you dont have 3 months... just 30 days, after the 30 days are up..you are considered a holdover, then he will have to formally evict you in court.

Do you want to take your chances with the judge? its your right to a fair hearing, you can present your evidence, and costs, and if the judge says you should be compensated then you will.

But with the landlord a drunk, you will have to sue him to get your money.

Cant you just take the carpet with you? ITS YOURS..YOU PAID for IT!
