I moved into my apartment Nov. 3, 01. I have complianed about things that needed to be fixed since then, and to no avail I am still complaining. The items that are in need of fixing are my front door, hot water hearter, dishwasher, toliet, and lights. We are now under new management and I am still having the same problems. I don't feel safe with the front door not locking properly, and being loose. I have 2-5 minutes of hot water, and have to wait 45 minutes to an hour for the toliet to be useable again. I have 3 people living in my apartment, and this is a issue needing to be resolved. I am thinking about not paying rent until they are fixed, but afraid that they will evict us. I am not sure of the Arizona Landlord/Tennat Laws, and don't know where to look. Also we are having problems with another tennat ( being shot at Thursday) she lives above us, and I have called the police about her twice,and other tennats along with myself have complained to management, and nothing has been done. I am not sure on what I can do. Please help. Is there anything I can do, or get help? I am not sure if I need a lawyer to help resovle this issue. Can you tell me what the laws are for my area?

Landlord tenant act

I do know that you can call the courthouse and they will direct you where to call to get a copy of the landlord tenant laws, I also know you can get things fixed and keep reciepts and deduct them off rent, Also make sure you keep records of whom you talked to and what the dates were when you requested the repairs. I went through that once and ended up getting six months free rent. They probably will try to have you evicted but if you have enough documentation when you go to court you should be able to win without having a lawyer. Video tape or take pictures of anything that you can to prove you case. Hope this helps.
