Non-Payment of Rent in Oregon/Termination Notice Valid?

What is the name of your state? : Oregon

I have a quick question about Oregon rental law.

The landlord has posted a notice to terminate our rental agreement is rent is not paid. The letter is dated February 12, 2008. The letter states the rental agreement will terminate if rent is not paid by February 17, 2008. This notice was mailed, and not posted or hand delivered.

My understanding of Oregon rental law is that if this notice is mailed, then the recipient is to receive three additional days to comply.

My question is:

1. since the notice is mailed on the 12th, then I have until 11:59 PM of February 18th to pay. Correct? I.e., the 13th is day 1, 14th is day 2, etc.

If rent was not paid that poses a problem. When should this payment have been made?

Normally it is a no late rent policy or it is accepted under certain terms and talking with the LL at a rate per day or something.

Unless the LL says the 18th is okay, you best start looking.

The rental law and lease agreement states that your monthly rent payment is due on the FIRST (1st) day of the month. You seem to know every date related to notice delivery and due dates for posting versus mailing, but cannot remember to pay the rent on time. Why is it that you do not know that the rent was, is, and will be due on the FIRST (1st) date of the month, every month, until you vacate or get evicted. Grow up! Be responsible! Pay the rent on the first date of the month. Now that you are more than seventeen (17) days late, remember to include the late fees and charges with the PAST DUE rent.
