What is the name of your state? texas

i am a board member for a local dixie league youth baseball association. we are planning an haunted house for a fundraiser. An individual has offered to let us use an empty home they have, but are concerned about liability if injury occurs. can we have each participant sign a waiver- or post some sort of warning that they will participate at their own risk? how will this work if they are minors with no parent present? we are a non profit organization.

**A: contact the insurance agent for your organization and purchase a specific liability insurance rider.
The signed waivers are basically worthless. Especially against ghosts, ghouls and goblins.
