Not sure how to handle lanlords

To Whom it May Conern, I live in the state of Nebraska, where I rent a home. I don't have a problem yet with my landlord's, but I feel I will end up with one. My landlord does not know all the laws in our state for deposit returns and what not and that isn't such a big problem. One of the problems I have is that we paid for a few days rent before we even moved in. What I can't find if it is a law to pro-rate rent. Not that it is a real big deal, however, I feel I am a good tenant. I have always been three months ahead in rent, fixed holes in the walls previous tentants left, cleaned with the landlords before moving in (they are friends) and have purchased a new screen door (which I intend to leave here for them) for there was never one on the house. They also did not tell us that the basement leaked (bad) and furniture has been damaged (yes I have renters insurance) I don't expect them to replace it for it was my neglegence for not checking into the house more. I also planted new grass the past tenants have killed off my over dog-poo kill and I paid to have the yard ariated. I don't expect anything from them for this, I do feel I live here I need to take care of the place as if it were my own. However, does anybody have suggestions on how I can handle getting my deposit back without losing a friendship. I will pay for professionals to clean the carpets (at my expense) and I will leave the house clean and do not expect the next tenants, or landlords to have to clean. There isn't a law on how to handle this exactly I just need moral help on this issue. Thank you!!
