What is the name of your state (only U.S. law)? Georgia

We have had a verbal lease agreement with our current property, signed a lease the first year, but not two more consecutive years. We have to move Sep. 1 and can't give 30 days notice. We know he could keep our one month deposit since we're leaving without giving notice but there is also damage above normal wear and tear, can sue us for no notice or damages?
