I have recieved notice by landloard to vacate premises within 30 days. My lease reads that both partys agree to a 60 day notice. Eviction is over a pet issue. Although I don't own a pet my girlfriend does and it has been in the condo. from time to time when she visits.Landlord is saying she has icurred a fine for not cleaning up after the dog. This I have denied and sent a letter concernig the matter to the ownes assoc.Can I be evicted on a accusation and in the 30 days she is demanding? help-time is running out!!!

NO SHE CANT.......does the lease state NO PETS????

That means YOU have no pets living there, it doesnt include if you have a friend by who brings a pet to visit....and then... what fines???...tell her to show you the cancelled check that she paid!!

Also your lease states 60 days notice to vacate, and after that she must start eviction proceedings in a court of law..she cant lock you out,throw your stuff out ...NOTHING!

Remember you are dealing with a REDNECK landlord who doesnt belive in the AMERICAN system of justice....

I don't know what state this is in, and I probably wouldn't know the laws there anyway.

The lease says that "both parties agree to 60 day notice" That probably says that the lease can be terminated by either party on 60 days notice.

If your 30-day notice says that it is for cause, such as violating the lease by allowing a dog on the premises, then it probably does not fall under the 60 day requirement. How long the notice must be depends on your local laws.
