My tenant has not payed August rent, she has been having a hard time but this has been going on for almost 2 years. Now she has decided to leave on her own on Sep 21st I need some specific answers to my questions no links please

Question no.1 I don't know the full names of her daughters, is there a way I can use one notice to quit that covers all residents? If so details please. If not do I need full names and amount of people in the house (one of her daughters may be in college right now.

Question 2. Considering she did not pay last month yet ( I gave her more time to pay because she is trying but can't keep doing that) can i make a notice to quit only a few days before she has to leave or is there set a time limit after it is delivered?

You can give her a notice to quit now if you feel it appropriate, however, I don't see how that is going to get her out any sooner than the 21st. You would have to take her to court for an actual eviction. The notice to quit is pretty much a formality in the process.

Regarding the notice to quit, yes. Generally, you can identify unknown occupants exactly that way (as "Unknown/Unnamed Occupants"). You can also identify them as John/Jane Doe #1, #2, etc. on the notice. So, basically, identify the addressee of the notice as Mary Tenant and all Unknown/Unknown Occupants".

As LdiJ has already stated, the Notice to Quit is merely a formality, and a first step in the actual eviction process. It implies that you are requesting that they leave, but you cannot force them out on your own if they fail to comply per the notice.

I actually wouldn't bother waiting until a few days before. She's apparently been flaky at paying the rent for the last two years, and you haven't forced her out yet. What I WOULD do is serve her with a Pay or Quit notice NOW. That will protect your interests and give you the legal backing to proceed with eviction (which you probably should realize WILL be necessary).
