nv, can a tenant evict a sub-tenant?

Lessees are on a 1-year lease wherein out-of-state landlord presents the home for rent with a caretaker who resides in a trailer in the back portion of a 1/2 acre property. 3 months into the lease, Lessees encounter problems with the caretaker who is an alcoholic, is defacating in the yard, bathing in the horse buckets, flooding the property by turning on the hoses and leaving the premises (he's responsible for watering), causing damage to personal property via continuous flooding. Lessees further learn that the trailer has not had functioning plumbing, running water or air conditioning (120+ degree Farenheit) since our occupancy. Landlord says too busy, too confusing, don't have time to deal with this - just pay me my money and leave the caretaker alone?

We won't go into the rodent and vermon infestation, abandoned vehicles or disfunctional plumbing in the house which we were assured would be resolved immediately and is in our lease agreement. It's now going on 4 months and the landlord just wants her money and doesn't want to "deal" with this.

At this point in time, we feel that we have been more than accommodating to the landlord and we are placing next months rent into an escrow account so we are given credit for rental payments but are not releasing any monies until the issues are resolved. The primary one being this alleged "caretaker" who the landlord will not evict. Her position is that you can't find too many people like this who will work for free? (Uhm, you get what you pay for?)

Anyway, the question is can a lease holder evict a sub-tenant? or is the landowner the only who can evict this alleged caretaker due to their employee/employer relationship?

We realize he will probably be removed by the health officials if the landlord continues to refuse to remedy this, but we are still curious as to what our rights are with regard to having a caretaker /sub-tenant on the property.
