In the state of South Carolina, Florence county, i made an offer on a house signed the offer agreement 24 hours later an other offer was made and my offer was never presented to the seller. Is there a law govenering this type of situation and if so wht are my options? Thank you

Yes the seller had the house in the hands of a real estate agency and my deal was handled by one of their reps. He is the one who told me what had happened to my offer.

Then you got screwed by an unethical agent. The agent is required by law and code of ethics to present all offers right away. I hope you realize that the agent never represented you since they represented only the Seller.
