N.Y State: My landlord is threatening a lawsuit if I do not re-sand the woooden floor. I have been the resident of a flat for over two years and the lease is in the form of an oral contract. There
are no written rules of occupancy. The rent checks are proof of payent. However, I am
worried about threats of being sued if I do not re-sand/varnish the wood floor before I move out. What recourse does my landlord have under N.Y. contract law?

Well you being,so bright as to not have a lease...you will have to deal with this redneck..

Well did the landlord sand and varish the floors before you moved in? Then chances are it will have to be done again, so take lots of pictures and prove there was no damage.

If it was not done when you moved in and with no lease, the landlord will stiff you for it,out of your security deposit.
