PLEASE HELP !!! MY HUSBAND AND I BOUGHT A FOUR FAMILY HOUSE IN QUEENS NEW YORK ABOUT TWO MONTHS AGO. THE HOUSE HAD THREE FAMILIES LIVING THERE AT THE TIME OF PURCHASE. OF THE THREE FAMILIES ONE GAVE US NOTICE ABOUT ONE MONTH AGO THAT THEY WOULD BE LIVING THEIR SECURITY DEPOSIT THE FOLLOWING MONTH AND LEAVING WHEN THE TIME WAS UP. NOW WE JUST HEARD THROUGH THE GRAPEVINE THAT THE LADY WHOM THE APT WAS LEASED TO HAS LONG LEFT THE PREMISES AND HER GROWN KIDS HAVE TAKEN OVER BRINGING IN A NEW CROWD.
P.S. THEY HAVE NO LEASE.

Get a lawyer and evict them.

Get a lawyer who does nothing but evictions.

First In New York city as eslewhere A tenant CANNOT tell you they are using the security for the last months rent.

IT 's YOUR deciesion NOT theirs!

So give them a 3 day notice ot pay Mays rent or move....then contact a landlord lawyer and start the eviction process.

Second you have to evict the kids as well, they have NO rights to that apartment.

Also the security deposits were transferred to you at the closing, so you can use that for any of the damages, and sue them for the excess.
