Own vacation trailer rent lot whose responsible for down utility pole?

We own a vacation trailer in Sardis, MS and rent the lot the trailer is on. During a recent wind storm the utility pole broke and fell over, remember we own the trailer but rent the lot, so who is responsible for the repair or replacement of the pole the landowner or us?

It depends upon several things.

The local power company may actually own the pole. I would call them to start with.

After that, the property owner is the probable owner and probably responsible for its' maintainance, but I would defer to any contract or rental agreement you have with this owner for more direction as to who is truly responsible for the pole.
