What is the name of your state? Georgia

I have been trying to find laws governing "owner financing", or "contract for deed". From what I've found it seems that an individual "seller" isn't bound by many laws.

I wonder though, if the "financing" contract is held by the seller/owner who is a licensed company, example: John Smith Properties, LLC, would laws apply to that situation?
If they do, would it be contract law, real estate law, or financing law?

**A: if you give a specific issue I may be able to respond. Generally speaking an issue could be brought up citing all three of t he laws mentioned.
