I'm unaware of such a state law that requires painting between tenants for that specific reason.

If the walls and ceilings are clean and free from flaws then you do not need to paint between tenants. Note that if you should choose to do so, and it is unnecessary due to condition and you are only doing so as part of your prep for the next tenant, then you CANNOT charge your departing tenant to repaint. Under these circumstances, it would fall under a normal maintenance routine, and you cannot charge a tenant for regular maintenance you are performing and would be performing without regard to damages the tenant may have caused.

I would have a hard time believing such a claim. There are so many other areas that are a much bigger concern regarding health matters. I mean seriously, just take a really good look at somebody's kitchen (I bet you thought I was talking about their bathroom). Even clean ones are often hiding some really nasty stuff. You would have to come into the place with a big steam cleaner.

and carpets; don't even get me started what can be hiding in those little nylon forests. Nasty nasty stuff.

Thanks i was told that years ago by a realtor who used to rent for us, since then I always painted for new tenants , but the walls look great this time and the bathrooms look like they are new they are so clean. that's a first usually tenants idea of clean is a joke but not this time. This will save me lots of time. Thanks
