The following was in panel 11 of TR1 form, issued to the buyer to sign:

The Transferee hereby covenants with the Transferor by way of indemnity but only so far as the covenants and provisions referred to in the Charges Register of the title above mentioned are still subsisting and capable of taking effect and affect the property hereby transferred that he will at all times hereafter duly perform and observe the said covenants and provisions and will keep the Transferor and their personal representatives effectively indemnified against all actions, costs proceedings, claims and demands whatsoever in respect thereof.

What is the purpose of including:
"covenants and provisions referred to in the Charges Register of the title above mentioned are still subsisting and capable of taking effect and affect the property hereby transferred"

when any charges on the property has nothing to do with the buyer?

Then it states:
"he will at all times hereafter duly perform and observe the said covenants and provisions and will keep the Transferor and their personal representatives effectively indemnified against all actions, costs proceedings, claims and demands whatsoever in respect thereof."

Which covenants and provisions does this refer to? The covenants and provisions in the Charges Register?
