What is the name of your state (only U.S. law)? Michigan
My parents are currently waiting to close on an 26 acre peice of land. They are taking out a loan on the land. My huband and I want to build a house on that land. How can we build a house on my parents land without buying it from them first? Can they split land they have a loan on and deed a piece of it to us? Or would we be able to build if they co-sign on the construction/house loan?

Since it seems they need some money, why are you not BUYING the land from them at fair market value?
