pet violation

What is the name of your state? mo

Tenant violated pet agreemant. Does not want to get rid of the pet nor to pay extra fees. I gave them 5 days to decide to pay or get rid of the animal. If not -- to move out by the end of the month. How long do I have to wait until filing eviction in court? Do they still get 30 day notice? :mad:
Can I file after 5 days? I know they will not pay no rent any longer, nor do they care about violating the lease.

Give them a comply or quit notice if they do not comply by given date file an eviction with an eviction lawyer.

Where in Missouri? I used to own a couple of apartment buildings in Springfield. Admitidly, it's been years since I dealt with the day to day dealings in Mo. so check your local laws. Fortunatle, outside of St. Louis and KC the courts tend to uphold the landlords rights quite well. Give them their three day notice to repair -- which means removing the animals. If the animals are simply turned out and maintained outside the unit, call animal control.

In St. Louis.
It is hard to find anything direct pretaining pet violation. They are just ignoring the issue, and making threats about not running the house right.
Tomorow is their 5th day, and they have not attempted to tell me if they want to pay the fees or move out.
I am not sure if I made mistake by even offering the fee option.

I just gave them "Breach of contract"
2 options--to pay or remove the pet
stated that if in 5 days thet do not fullfill one of these, that letter will serve as their notice to vacate for breach of contract.
I also stated that they have to be out by 8/31. It was given to them on 8/4.
They are saying they have 30 days to move, but not if they are moving or not. :(
