Pipe freeze up. Who pays Landlord or Tenant?

Recently the pipes froze in a home we are renting out. The cause of the freeze up it to believed to be caused by the water hose still connected outside and left on by the tenant currently living in the house. When the repairmen arrived at the home they noticed a great deal of ice on the side of the house and turned off the hose. Now we are wondering as landlords, can we bill the tenant or keep part of the security deposit, where she will be moving out at the end of this month?

You probably could..but whose hose is it? YOURS then you should have disconnected it and closed off the water supply to the faucet....before it got cold. my landlord does!

So you should be responsible.

Also which pipes froze? Which side of the house is it visable to the tenant, maybe the tenant had no clue ...

And how much out of pocket expense what it? OR....

Maybe its because of your cheapness and lack of maintenence that there was no insulation on the pipes...but then again you could probably screw the present tenant, but not if I were your tenant.
