I own a tri-plex in Idaho. I would like to put in a playset for my children. What would the liability be for us if one of our tenants children or tenants guests got hurt playing on the gym? Also can we write anything into the contract to protect ourselves?

Even if you put something into the lease, such as "the play equipment is furnished gratuitously" and "to be used at person's own risk" and "children are to be supervised at all times", that doesn't mean that you can't still be sued and held liable.
