We have tracked down and served a former property manger in TN.
The home we own is in FL. Had 1 year agreement with prop manager and she placed a tenat with 2 year lease in home.
6 months later, renter stopped paying rent and abandoned property. that manager had not run credit check, gotten rental history, or run checks on this lady, found this out after the fact.
PM did not inspect home as written in contract, did not file eviction papers. Home was filthy inside and got code enforcement letter to clean up outside.
Renter broke lease and ran. Property manger handed us a letter saying she could no longer manage property even though we had 1 year agreement with her.
Plus she manager did not have proper license, also found out after the fact.
Q?- what are the legal terms for all the things the PM did wrong? what damages can we seek?
we've had over 20K in expenses just to get the house back up to former condition, not to mention 10 months of vacancy.
