Please help - Mom wants to sell her house.

What is the name of your state? Texas

My father passed away 4 years ago this Labor Day. He left a will that stated that everything would go to mom. She did not probate this will and she is now trying to sell her house to move up closer to me and the real estate agent that will be listing her home says that she has to probate the will because it is deeded in mom and dads name. Would anybody know if this is true or is there a simplier way for mom to do this transaction. The house is paid for.

So, just EXACTLY what does the deed say after your parents' name?
