What is the name of your state? Missouri

We are selling a home and the 4 lots it sets on. We own this out right.

Everyone is going to sign the contract tonight that I just typed up. After we are paid in full what is the next step?
No one can afford to pay anyone to do this. Do we have to get title insurance or pay a title company to make sure there aren't any liens on the property? If we do, is it reasonable to ask the buyer to pay that expense? We are filing bankruptcy and have to get this sold within the next couple weeks before the attorney files.

I need to put a statement in the contract that tells what we the sellers will deliver to the buyer once we are paid. I'm lost Please help.
