My neighbor 2 houses down from me on the same side which is downhill from me bought the rental house between us. We live in a single family residential neighborhood. He bought it just to make it onto a STRP/ owner occupied and list on AirBNB. He did alot of renovating the place since it was a rental including the outside of the house on my side which is by my bedroom. It was. Constant construction going on for almost 7 months. The property line is so close to his house since the previous owner built almost 6 ft close to it. He disconnected the electricity wire from his home to move the box and draped it across the private fence which was taken down, How. Was this legal? Well he found out that to get it turned back on he lost his grandfather clause on old homes since they were built in 1956/60. And had to redo his entire wiring in the house before the power company will hook it back up. It's back up now and it's coming over into my land about 20ftt above since normally the homes have the Box on top of the house. I'm not sure our local power company hooked it up because I called and asked about the wire across some of my yard and the specialist said that the only wires shown in his computer were mine. who did he have hook it back up? is this dangerous? He is ja k of all trades so Im not sure whats rught.

He also wanted to build a french because it floods that side if tge house when it rains hard and he without my consent took about 30 ft of my chainnlink fence abd removed 3 posts to maje room for the bulldozer and grader to build drench, i gold him jot yo cut my hill or any landscape botheted but instead while i was gone graded my land and tookmabout 3 ft to make that drench from my land. He also messed up tbe fence because its not even . ibcalled the pokice and tgey wouldnt come out and take a statement , nor codes, even my council members. How he got away with this is beyond me. Taki g him to court would be too exoensive but you think codes would do something but the inspector of codes said they decided to move on with the case and do Nothing. Looks lime my only optionnis to move . How the city allows this is unconscionable.

I am surprised your code enforcement department has not found violations and cited your neighbor. Likewise, I am surprised that your local power company has not acted on this.

If your property has been damaged by the construction on the neighboring property, you can file a claim with the neighbor's insurance company - or file a claim with your own.

Yes me too I did call my Home owners insurance but they and filed a claim but they were going to go up on my insurance and ding me so I cancelled it. I even talked to the Farm Bureau legal assistant and asked if I could find out their insurance and he said there wasn’t a way and I could get in trouble. I even Cc mailed all the BMAL metro council n Nashville and the Gov, mayor , and Vice mayor. No one wants to do anything . Yes if I could attach a pic I could show you how he damaged my yard by making that drench and the fence . The fence has been up over 5o yrs since I bought it from its original owner.

This neighbor is a nuisance and alll he cares about us making his 75.00 per day rental in his Airbnb.

Thx for your reply. I am dumbfounded as well. I am pretty assertive and good at resources but I am all out of them. My friends told me I could get sued for harassment or perjury if I don’t stop and they don’t think it’s a big deal. I guess I’ll just have to sell this house and buy out of state , it’s a shame fibce I lived here 12 years

You can sue for damage to your property, but you said you want to avoid a lawsuit.

Selling your house is always an option, and could be the best option for you if you foresee future problems with your neighbor and the rental next door, but it is not your only option.

If you have a legal aid clinic in your area, you might want to discuss with a legal professional there various ways you can resolve the problems you are experiencing.
