Power of Attorney-Planning for Mom's future

What is the name of your state? CA

My mom has just been diagnosed with Alzheimer's Disease.

Mom lives alone in a town home. We live across town. We would move in with her but her place is too small for our family. We do have a spare room here for her so she can move in before going to a NH.
My question is should I get POA at this time?
I already have POA for her retirement pension, which we signed for last week.
Mom is doing ok alone but I worry about her future, as she refused to buy Long Term Care insurance when I insisted she should do so.
My thoughts are to pay for NH by using proceeds from selling her property and that money can go to a special trust?
This will be a few years away, but I like to plan ahead as much as possible, and I want her to be taken care of.
I already have an appt for us to see an elder law attorney next week.
Is there anything else I should ask the attorney, or get in writing while my mom is still semi lucid?

You need a POA for her financial affairs, with an alternate chosen in case something happens to you.
You also need a POA for medical decisions (with an alternate).
Do a Directive for Physicians, aka Do Not (or Do) Resusitate/administer artificial means, etc.
You need a will for those sentimental/financial items which she wishes to pass along.
Someone should ask her about (or better, document) her wishes regarding burial services/cremation - what, where, services, song, eulogy, people to be notified, etc.

You also need a checklist for all her affairs - credit cards, revolving accts, etc to close them, any utility co., to close them, combinations to locks, safe, identity of all $ accts, email accts, info where will, birth, and marriage certificate is stored, etc.

Regarding NH costs, see an Elder Law attorney for further advice.

PS: we all need this, at any age.

I don't know if Mom is competent enough to execute the above, but it should be done ASAP. See an EL atty if there is a problem regarding competence. A guardianship will also accomplish the above, but it is often lengthy and can be expensive.

I'm sorry for your troubles. Do take care of yourself - this is very difficult for you.

Have the attorney petition for conservatorship over mom. She's not competent to sign any estate papers, including a POA.
