What is the name of your state (only U.S. law)? Georgia

Hi

I am a IT professional on H1B working in USA since past 3.5 years.I am currently moving to an apartment with 2 bed 2 bath .I took the lease for 6 months. Two of my ex roomates from previous apartment want to join me in new apartment without signing any lease with the community.

One of them is student and other is in job search.Since i lived with them in previous apartment for 2 months i thought of helping them by keeping them with me for meagre rent of 200 per month and without a lease.

My questions are
1)Is it legal to keep roomates without lease with me in my apartment ?
2)Can i prepare a seperate document where in i put on some conditions related to cleanliness and timeley payment of rent and responsibility of any damage by the doer which we all sign it .Will that be considered as a legal document if i get it notarized?
3)What if any unexpected accident or incident happen ?Will i be held responsible for it inspite of our mutual agreement?
4)What if a damage to property happens? Will i be responsible for it?
5)My intention is to help those 2 girls who are in need but at the same time i don't want to be held responsible for any accidents/damages they do.

Pls advice me.Pls.What is the name of your state (only U.S. law)? What is the name of your state (only U.S. law)?

Does YOUR lease allow you to sublet without the property owners permission?

2)Can i prepare a seperate document where in i put on some conditions related to cleanliness and timeley payment of rent and responsibility of any damage by the doer which we all sign it .Will that be considered as a legal document if i get it notarized?
You said that you wanted to rent to them without a lease. You should make sure it is alright with your landlord, then write an agreement between the three of you, then collect security from these girls.

3)What if any unexpected accident or incident happen ?Will i be held responsible for it inspite of our mutual agreement?
100% not in spite of, but because. You need to collect security deposits from these girls, and notify the landlord your plan (intentions)

4)What if a damage to property happens? Will i be responsible for it?
Again, Absolutely YOUR responsibility.

5)My intention is to help those 2 girls who are in need but at the same time i don't want to be held responsible for any accidents/damages they do.
Too bad, you will be. They will be responsible to you, and you are responsible to the property owner. If they break a wall, and dont pay you to fix it, then you pay for it from your security dep.

->No my lease does not allow any sublease. And the property owner is a housing community which strictly prohibits anyone other than blood relative to live with me.

->My leasing office will never agree if i inform them that i want to keep unrelated female with me without adding their name in lease .

->My roommates want it to be strictly confidential between we three without the notice of Leasing office. They are ready to sign a mutual agreement document between we 3 where they want to assure me that they will pay rent to me and will keep the property clean and same and will never indulge in illegal activity.Do you want me to agree to their requests. If yes, then a plain white papar with all the conditions and all our 3 signatures will be considered legal and valid if necessity arrives anytime to produce as legal document.

->I understand that property responsibility ultimately falls on my shoulder as Leasing office is unaware of other 2 roommates of mine.

Well then when they notice the others living with you you will be evicted. (and they WILL notice.)

The leasing company WILL find out and out you go.

Do you want me to agree to their requests.
I dont want nothing.

.

Like, when you need proof that you broke the lease, and should be immedeately ejected from the appartment by court order.

They wont be for long, I mean... arent they going to want to come and go? And what if theres a problem in the appartment and the management needs to come in. AND what are you going to do when you need to kick them out?

If the leasing company does not agree, and even worse yet.. prohibits unauthorised tennants, then it is ILLEGAL, and you can quickly find yourself homeless.

Is the girls worth loosing your home?
